When my father passed away in June, I rapidly found myself “unretired” and responsible for all his affairs from 2700 miles away. With only anecdotal knowledge of his properties, I relied heavily on Melissa at Cal-Prop. She’s a very professional single point of contact. Cash was frozen by the banks, and she helped me ensure all the bills got paid. She educated me on the various reports so i can complete the final tax return. She ensures the insurance & property taxes are paid, and provides good recommendations. Melissa helped facilitate the final clean out of my father’s apartment as well as his friend’s who died 6 weeks earlier. Rick has shared his wisdom with me on several topics. I highly recommend Cal-Prop.

l am a resident at an apartment complex managed by Calprop. Yesterday morning I saw where it can only meters drive as the most unprofessional behavior l've ever experienced in a vice president of any company ever, with exception to perhaps Enron or Bernie Sanders. At our complex we had an on-site maintenance worker who had been employed by calprop and to everyone in our apartment community he was well liked and did the best work we've had here. He was let go without a reason which became evident yesterday that it was due to personal reasons which became so by the vice President Melissa. He was getting his tools out of a shed with which he was allowed to have both use of an storage for his tools and had been seen using it for repairs over the last few months. He went there yesterday morning to get the last of his tools as she had been allowing other employees to go in and out of there and they had been taking some of those items with them. Upon entering the maintenance shed Melissa pops out of nowhere and apparently the talk amongst the community of the management stalking people there's no longer conspiracy and more so a fact. She told him to put his own tools back or she's going to call the cops he said call them there is tools and he can prove it she has if he had receipts and he said yes and ask her if they were the company's tools he would also like them to produce receipts knowing that they wouldn't be able to produce them. He waited in his car for the police to arrive as he had nothing to hide and had done nothing wrong which was evident by the fact he was neither detained nor arrested and produced receipts to the police and proving all the claims made by Melissa erroneous and making her and the company look ridiculous. Since being let go this property has gone to absolute crap and nothing is getting done all for a personal vendetta. I do not recommend renting from calprop Melissa or anything to do with any of them ever as this is just one story out of many horror stories from this company do a little research and you'll see there's a long history. If they were to have anything to do with management it should be something more suitable for them such as anger management and then instead of directing employees they can either direct traffic or possibly managed to hold signs on the corner of an intersection advertising an open house for a new company managed by people who know what they're doing.

I would advise against moving into any cal prop management property. ESPECIALLY CASA LOMA APARTMENTS. And good luck if you have Eric Paulin as your agent... He is an unprofessional and extremely unethical individual. He changed my agreement/lease without consenting me, as I did not consent or sign any papers to change anything, and was met with "it is what it is" when I confronted him. Quote for quote that came out of Eric Paulins mouth. I will be going heavy against this agent in any way I can. Oh, and this is the state of the laundry room. We get to pay to wash our clothes in moldy washers. Will be reporting to code enforcement and environmental health department about everything to do eith this complex and company

I lived in a property managed by Cal-Prop for a year. The move-in process was smooth, the home was well maintained, and the neighbors were great. Any issues that came up were quickly handled by the maintenance team. I had planned to stay for several years, but unexpectedly lost my roommate, which put me in a very difficult position. Managing a sudden move while also helping organize services and processing the loss was incredibly overwhelming. Cal-Prop, and especially our property manager Hobie Maney, were understanding and supportive throughout. They waived certain charges in light of the circumstances, which was a huge relief to both me and my roommate’s family. After move-out, I noticed a charge on the final statement that didn’t seem accurate. I brought it up, and Hobie immediately resolved it in my favor. When you choose a property manager, you're putting a lot of trust in someone who can significantly affect your day-to-day life. I’m grateful that Cal-Prop is such a solid company and that Hobie is such a stand-up person. I highly recommend them.

June 2025 update: Apparently Cal Prop is contacting past tenant and offering "compensation" to remove bad reviews. what do you think of that? I have rented from Cal-Prop for over 5 years but lived in my place for over 15 years. In March/April of this year 2020, during the pandemic, they decided to up our rent to "current market value". I called the office and got no response. The story made the CBS news. It was not until after the story aired that they answered the phone. They said it was a "mistake" and would not be upping the rent. They are ONLY about the money. We have a washer and dryer in the unit. Instead of fixing it when it was broken, they sent us a letter saying they no longer maintain the washer dryer and dish washer. If they cease to operate they will haul them away. Gee thanks Cow Poop for taking away 2 of the best appliances in this place. The carpet is over 20 years old. I asked if they would at least split the cost and I got a hard NO. I think its inhuman to ask us to pay what we pay and live in a dirty run down apartment. In 2019 they raised the rent 3 times. They were trying to price gouge before the rent control went into effect. What they were doing was illegal so the last rent hike was canceled. Although we did not get a refund for what we already paid. They SUCK. Stay away!

This was by far the worst experience I've ever had with property management. They were dishonest, unreliable, and consistently went back on their word. Living at their property was a nightmare. When I first moved in, there was no cold water. Despite multiple complaints, it took them ages to fix the issue. After returning from a month-long trip, I found that while I was away a maintenance worker from Cal Prop turned on the heat building-wide, causing my apartment to overheat dangerously—my place was nearly uninhabitable. The excessive heat also led to a huge spike in my electricity bill, but they flat-out refused to take any responsibility. The worst part, though, was dealing with a neighbor who constantly harassed me. Management initially promised to let me break my lease and get my deposit back. But when I decided to take them up on that offer, a new manager had taken over and denied any knowledge of the agreement. I was forced to finish out my lease, and despite the fact that I was moving out due to harassment, they made no effort to compensate me or return my full deposit. This company is heartless, unprofessional, and exploitative. I’m just relieved to be out of there. Avoid at all costs.
